Your investment will be well looked after by an experienced property manager under the Residential Tenancies Act. As part of our ongoing relationship, you’ll be asked to let us know your description of an ideal tenant, how often you want to hear from us, and what your intentions for the property are.
Over the years, we’ve built great working relationships with trade suppliers to ensure smoke alarm testing services, healthy home assessments and methamphetamine testing are completed to a high standard. We use reputable plumbing and electrician services to ensure compliance with legislative requirements.
Relatability – Each of our company’s owners is a current and long-term investor in the Rotorua property market. We understand the challenges investors face and what you want from a property manager. No fixed term - Our contracts for service are open-term. We’re confident you’ll find value in our services but if you’d like to end our relationship, we just ask for a month’s notice.

No letting fee - For our full property management clients, we will cover the costs associated with finding new tenants. Our aim is to have your property tenanted by quality tenants as quickly as possible.*
Small portfolio - While other companies may have hundreds of properties on their books, our portfolio size is limited and regularly reviewed to enable property managers to look after your investment and its tenants with diligence.

Full property management – 8.5%+GST of rental income inclusive of periodic inspections, out of hours calls, open homes, tenant selection, pre-tenancy inspections, end of tenancy inspections, 10% trade/maintenance surcharge.
Casual Letting Fee $475 +GST
For self-managing landlords, this is a one-off cost when we find your new tenant. This cost is inclusive of advertising, shortlisting, invitation-only open homes, tenant background checks, bond lodgement, tenancy agreement and pre-tenancy inspection. We won’t put a tenant in your house if we wouldn’t put them in one of our own rental properties.
One off periodic inspection $135 +GST
Your insurance policy dictates the minimum timeframes for period inspections. If you don’t enjoy tenant interaction, or incur travel costs to physically inspect your property, let us take care of it for you.
* The no letting fee offer requires that we manage your property for 6 months after your property is rented. We reserve the right to charge the casual letting fee otherwise.
